Bushland is about 14 miles west of Amarillo along Interstate 40. Homes in the Bushland area are mostly newer, many built in the 2020s, and most sit on an acre or more with a private water well and septic system.
Bushland is mostly in Bushland ISD, which has one campus for each grade level. A few properties south of I-40 (such as along Costley Rd and Bushland Rd) are in Canyon ISD instead and are zoned to Heritage Hills Elementary, Greenways Intermediate, West Plains Junior High and West Plains High School. Verify school attendance zones with Bushland ISD or Canyon ISD for the specific property address.
Most do not. Many Bushland homes, especially outside the town itself, use a private water well and a septic system. Before you buy, have the well water tested and the septic system inspected, and ask about the well's depth and age. The area is in the High Plains Underground Water District.
HOA dues are not common in Bushland, but rural subdivisions can still have deed restrictions, so check them for the specific property before you buy.
Yes. New homes are built in Bushland regularly. When comparing new homes, ask about the builder's warranty, whether the well and septic system are complete and permitted, and whether landscaping and fencing are included.
Builders currently building new homes here include B&M Amarillo Homes, Gracewood Homes, Meraz Construction and T3 Construction, and others may be building here as well. Each offers its own floor plans, standard features, incentives and warranties, so it is worth comparing a few before you choose.
Yes. The builder's sales representative works for the builder. Your own agent works for you: comparing builders and floor plans, negotiating price and incentives, reviewing the contract and scheduling independent inspections. New construction is a big part of the Bushland market, so having someone on your side matters.
Bushland-area homes are outside city limits, so there is no city tax. The rate depends on which side of the Potter-Randall county line a home sits and which school district it is in. 2026 adopted tax rates per $100 of value:
Potter County, Bushland ISD
Randall County, Bushland ISD
Randall County, Canyon ISD
Check the specific parcel to see which applies. School tax applies to value after the $140,000 school homestead exemption; non-homestead properties pay school tax on full value. HOA dues are separate and are not on the tax bill.
Tax rates are set each year by the taxing units and can change. Figures shown are for the 2026 tax year, are provided for general information only, and are not guaranteed. Actual taxes depend on each property's appraised value and exemptions. Verify exact amounts with the Potter-Randall Appraisal District or the Potter County or Randall County Tax Office before buying.
