Many homeowners, myself included, look at our homes as we remember it at it's best with great memories of the home. This is not how buyers will see it. Rather, they will see your home exactly as presented with zero emotional connection to it whatsoever.

Most buyers make decisions about a home within the first 15 seconds inside the home. 

To get the BEST price for your home, and have the BEST chance to sell it fast and at top dollar, your home will need to be in the BEST possible condition.

Here are a few inexpensive ways to maximize your home's appeal: 

Interior:

• Pre-pack and consider a temporary self-storage unit

• De-clutter as much as possible

• Remove excessive wall hangings, furniture and knickknacks 

• Have carpets professionally cleaned - stretched if needed

• Clean all light fixtures, outlet covers, switch plates, kitchen cabinets, etc…

• Thoroughly clean all windows- inside & outside

• Replace any burned out light bulbs (same color range)

• Repair all plumbing leaks, including faucets and drain traps

• Clean or paint all trim

• Repair, texture and paint any damaged drywall 

• Clean, clean, clean...

Bathrooms:

• Repair or replace leaky faucets

• Clean all mirrors

• Remove stains from sinks, toilets, bathtubs and fixtures

• Freshen up or repair grout and caulking where needed

• Make sure personal toiletries & cosmetics are out of sight, along with used towels and toothbrushes

• Place wastebaskets/toilet scrubbers out of sight (possibly inside a cabinet)

Closets & Cabinets:

• Pack and remove out-of-season items

• Pre-pack, de-clutter and organize closets, cabinets and drawers (less is better)

Exterior:

• Paint or thoroughly clean the front door 

• Clean patios, sidewalks & driveway

• Wash or paint home’s exterior

• Remove all yard clutter

• Keep the grass sharply edged, mowed, weed free and green

• Weed and apply fresh mulch to garden beds

• Trim and shape bushes and shrubs where needed

It's easy to dismiss the importance of these things, however the buyers that preview your home will notice and be influenced by each and every one of them.
