What To Expect When Your Home Is On The Market

 Preparing For Showings:

 • Turn on all the lights in the home including lamps

 • Open blinds & drapes in the daytime

 • Keep pets quieted and secured

 • Play quiet background music

 • Bring the home back to "show ready" condition - The next buyer that comes through the home could be the one

 • Vacate the property while it is being shown

You have a sign in your yard and your home will be advertised on hundreds of national and local websites...

That means you will likely have many slow drive by lookers. Some will be nosey neighbors, others will be serious buyers looking for their new home.

 • For safety reasons, if anyone comes to your door and requests to see your home, simply refer them back to us to schedule a showing appointment. Never allow someone that you don't know to walk up and view your home.

Potential buyers and their family members will be in every room of your home including your closets. They will of course be accompanied by an agent, however it's not always possible to monitor every person at all times

  • Be aware of important items that are visible

 • Lock up firearms, prescriptions, financial information, etc...

Be a neat freak...

Keeping your home in tip-top shape, especially if you have kids or pets, is one of the more difficult parts of selling your home. 

But remember, buyers will walk into your home and try to picture themselves living there. 

Most buyers don't have the vision to look past scattered toys or clothes, dishes in the sink, or spilled pet food on the floor. 

It doesn't matter that they probably live the same way.

And finally...

You will get the most traffic in the first two to three weeks after your home is listed. Don't be discouraged if the traffic dies down.

The average days on market can be 60-120 days in a normal cycle, depending on seasonality and many other factors. Buyers will often take their time. Most will come back a second or third time before making an offer, if they are seriously considering your home.
