Home Inspections

If you are purchasing a property, I highly recommend that you hire a licensed home inspector to conduct a thorough inspection.  A general inspection will often include an overview of the following:

 •General Structure

•Air conditioning and heating

•Electrical

•Plumbing

•Ventilation

•Roof and Attic

•Foundation

•Appliances

Inspection are not designed to criticize every minor problem in the home.  It is intended to report on serious problems, safety and structural issues that may require repair.  Should serious problems be indicated, your inspector may recommend that a specialized professional inspect it as well.

Your home cannot “pass or fail” an inspection, and your inspector will not tell you whether he thinks the home is worth the money you are offering. The inspector’s job is to make you aware of defects and deficiencies in the home.

The seller may be willing to negotiate completion of repairs or offer you a credit in lieu of repairs. You may decide that the home will take too much work or money and decide to move on to another home.  Professional inspections will help you make more educated decisions. In addition to a general inspection, you may wish to have separate specialized inspections performed. 

Additional specialized inspections that you may want to consider: Termite, Plumbing, HVAC, Roof, Foundation, and Radon. - Also Septic & Water well inspections when applicable.  

I recommend being present at the inspections. This is to your advantage as it will help you to more clearly understand the property condition and the inspection reports provided by your inspectors. In addition, you can get answers to many of your questions while your inspector is still present in the home. Most importantly, you will see the home through the eyes of a professional objective third party.
