Amarillo at a Glance

  • Two main school districts. Amarillo ISD covers most of the city. Canyon ISD covers the south and southwest side, including many neighborhoods inside the Amarillo city limits.
  • Property tax inside the city runs about 2.0% to 2.2% of appraised value for 2026 (school, city, county, Amarillo College and water districts combined). The school portion applies after the $140,000 homestead exemption.
  • Outside the city limits it drops to about 1.35% to 1.55%, because there is no city or Amarillo College tax.
  • Eleven City of Amarillo PIDs add a separate line to the tax bill in some newer neighborhoods, from $250 a year to over $1,000 depending on the lot.
  • Acreage starts a few miles out. Homes on an acre or more with well and septic sit just outside Loop 335 in Randall and Potter counties, plus Bushland to the west.

2026 rates; taxing units vary by parcel. Verify with the Potter-Randall Appraisal District.

Buying a Home in Amarillo: Common Questions

Which school districts serve Amarillo homes?

Amarillo ISD and Canyon ISD serve almost all homes in the city. Canyon ISD zones (West Plains and Randall high schools) cover much of south and southwest Amarillo, inside and outside the city limits. Bushland ISD serves the west side, River Road ISD the north, and Highland Park ISD the northeast. Check the attendance zone for a specific address before you buy.

Are property taxes higher inside or outside Amarillo city limits?

Inside. For 2026, homes in the city pay about 2.0% to 2.2% of appraised value, depending on the county and school district. Homes outside the city limits pay about 1.35% in Randall County and 1.55% in Potter County, because the city and Amarillo College taxes do not apply. HOA dues and PID assessments are separate from these rates.

What is a PID, and which Amarillo neighborhoods have one?

A Public Improvement District is a city-created district that bills a yearly assessment on the county tax bill to pay for entrances, landscaping and common areas. Amarillo has eleven: The Colonies, The Greenways, Heritage Hills, Pinnacle, The Vineyards, Homestead, Estancia, Town Square (part), Quail Creek (29 lots), Tutbury Court and Point West. Amounts range from $250 a year in The Vineyards to a per-square-foot rate that can top $1,000 on larger lots. Each neighborhood guide lists the current figure.

Where is new construction being built around Amarillo right now?

The most active areas are Heritage Hills, Highland Springs, Pinnacle, Town Square, The Trails at Tascosa, The Colonies, Beacon Pointe and City View in and around Amarillo; Spring Canyon, Hunters Estates and Mayra Park in Canyon; and Eden Park, Legacy Ranch and Wildflower Village on the west side. Builders range from production builders such as Betenbough and Bluehaven to custom builders in the gated and acreage neighborhoods.
